Distinctive mixed-use development on one of the last underdeveloped sites on the Cultural Trail.
SLATE I INDIANAPOLIS, IN
This building’s location along Virginia Avenue, the connecting artery between downtown Indianapolis and the vibrant Fountain Square neighborhood, demanded a design that was active and engaged with the surrounding community.
The use of cladding materials is based on the Doppler effect. The result is a distinctive facade with gradient striping that emphasizes the angled frontage, arrow-like, pointing towards the center of the city, emphasizing the feeling of motion. SLATE features sleek units with sophisticated finish details like waterfall kitchen counters and stylish decorative lighting. Minimizing the material palette and including the exterior materials in the interior designs created a unifying result.
SLATE is Deylen’s second major development on Virginia Ave, and was financed by one of Deylen’s longtime partners, First Financial Bank.

Innovative urban infill with contemporary amenities in an historic district including office space, town-homes and apartments.
FLETCHER PLACE TERRACE I INDIANAPOLIS, IN
The Fletcher Place Terrace buildings were completed in 2009, providing the Fletcher Place neighborhood with 11 unique walk up apartments which city leaders have hailed as complementary--but creative--with respect to the historic nature of their surroundings.
Some of the units have garages, and there is a private outdoor courtyard for residents. Many of the city’s finest attractions are a just a short distance from the Fletcher Place Terrace.
This project was also conceived and executed in-house, with the Deylen family of companies taking the lead in development and construction. Deylen contracted directly for the construction of this innovative infill project. This property now holds long-term financing backed by HUD.

Adaptive re-use of a historic church and community center into beautiful lofts.
FLETCHER PLACE LOFTS I INDIANAPOLIS, IN
This structure, built in 1907 to house the parish hall for the Second Baptist Church of Indianapolis, was converted into eight urban lofts and 3,700 square feet of office space. Fletcher Place Lofts earned the Historic Preservation Adaptive Re-use Award in 2008 from Indiana Landmarks.
Prior to the 2007 renovation, the Southeast Neighborhood Community Center had used the second floor of the building as a basketball court. Deylen preserved many of the architectural features of the structure, including the maple hardwood court floor where the early ABA Indiana Pacers held some practices.
This project was conceived and executed in-house, with the Deylen family of companies taking the lead in development and construction. Deylen contracted directly for the renovation of the historic property. This property now holds long-term financing backed by HUD.

Mixed-use building on the Cultural Trail in the Fletcher Place & Holy Rosary neighborhoods of Indianapolis.
HINGE I INDIANAPOLIS, IN
The concept for the Hinge grew from this building being the pivot point between downtown Indianapolis and the Fountain Square Cultural district. The Hinge anchors and connects these two lively and dynamic parts of the City. Placed directly on the Fountain Square leg of the Cultural Trail, the Hinge is in the heart of what’s happening in Indianapolis and quickly became a landmark representing a new way of thinking about design in central Indiana.
Two commercial tenants fill the nearly 11,000 square feet of retail and office space: Chilly Water Brewery and Innovative marketing group..
Deylen’s only municipal incentive was a tax abatement for the commercial space, and Deylen later refinanced the property through HUD for its long-term portfolio.

ARDMORE I INDIANAPOLIS, IN
There’s no place in Indianapolis that’s more exciting and energetic than the Mass Ave Cultural District, and Ardmore is right where it all begins! Ardmore provides nearly 122,000 square feet of high-end residences and a private green roof terrace, all atop posh retail space. You’re within steps of everything Mass Ave has to offer, and the adjoining 302-space parking garage makes it easy to get everywhere else.
Ardmore is Deylen’s fourth major development in downtown Indianapolis, and our first partnership with Gershman Partners, who manage the 20,000 sf of retail on the first floor.

In the heart of Fountain Square.
THE MURPHY ARTS CENTER I INDIANAPOLIS, IN
The Murphy Arts Center is a 57,000 square foot mixed-use commercial building with 27 tenants, including restaurants, concert and special events venues, offices and artist studios. If something is happening in Fountain Square, it’s a good bet that it’s happening at the Murphy.
Originally built in the mid-1880s and 1920s, the Murphy Art Center comprises two buildings, one a commercial storefront with lodging on the second floor; the other a vaudeville movie house. In 1951, the G.C. Murphy Company purchased both structures. In 1998, the Murphy Store ceased operations. The buildings were turned over to a local community development corporation for renovation into a center for the arts and business with retail spaces along Virginia Avenue. In 2006, it began to decline and Deylen rescued the building from foreclosure, A major renovation was completed in 2018.

First major construction in the Fountain Square Cultural District of Indianapolis in more than fifty years.
FORTE I INDIANAPOLIS, IN
The Forte project was the first major construction project in Fountain Square in more than fifty years and it embodied the evolving culture of the Square. Forte’s 64 units are a new concept in efficient design and city living in the amenity-rich Cultural District. The project preserved more than 55 surface parking spaces for public use in the burgeoning district, in addition to the 70 secure garage parking spaces for residents.
The mixed-use podium building is a five-story structure with the first story being commercial space. The latest green technologies were used in this project including a green roof and green HVAC techniques to achieve LEED silver equivalent. Complete in 2018, Forte adds competitive housing to the vibrant cultural district in Fountain Square, Indianapolis.

Mixed-use development on the bank of the Wabash River in downtown Lafayette, IN.
MARQ I LAFAYETTE, IN
The MARQ development includes the regional headquarters for Old National Bank, new luxury apartments and another 4,000 square feet of retail space on the main floor.
Lafayette Mayor Tony Roswarski said the name sounds good, but the meaning behind it is even greater. “I love the name MARQ. It’s named after the Marquis de Lafayette,” said Roswarski. “I think that’s really special, I think that would mean a lot to people in our community. That’s a deep piece of our history.” He added that the project will create a new vibrancy, bringing more jobs and keeping talent in Lafayette.
The MARQ is five stories with 99 residential apartments. It will be considered a landmark for years to come. MARQ is Deylen’s first venture outside of the Indianapolis area and will transform Lafayette’s downtown core.

Winner of the 2019 Indy Chamber Monumental for Innovative Re-Use
902 VIRGINIA AVE I INDIANAPOLIS, IN
Located between the historic Fountain Square and Fletcher Place neighborhoods, this former community courthouse and healthcare facility was partially vacant for years. The interior of this multi-building project was completely redeveloped for commercial space in 2017.
After purchasing, Deylen created distinct spaces to fit the needs of a variety of business types. 902 Virginia is currently home to two award winning local restaurants, a local marketing agency and professional office space.
902 Virginia was later the recipient of the Indy Chambers Monumental award for Re-use in 2019.
